Slabbinck Rudi, manager of MedVilla, is a recognized, qualified real estate agent and fully complies with the new mandatory regulations that require all estate agents in the Comunidad Valenciana to register. All real estate agents operating in the Comunidad Valenciana are required to comply with legal obligations and register before August 2023.
To be able to register as a real estate broker, a training of at least 220 hours had to be followed, followed by various exams to demonstrate that you are aware of the legal standards in order to adequately assist people in their search for their dream home under the Spanish sun. Slabbinck Rudi has meanwhile been one of the first brokers to obtain his diploma (AG23-S1178) after successfully completing this course.
Every Immo broker will have to mention the address of the commercial property, the office or the offices in every publication (in addition to the telephone number and the email address of course). The office or offices will have to meet all requirements and have the legally required permits, activity permits and tax records.
These points are primordial to be allowed to carry out the activity of broker. The on-line real estate agents who until now could only be reached online will now also have to provide a physical address on the territory of the Valencian Community in their publications!!! This also means that, for example, a Belgian, Dutch, German or English real estate agency that offers its real estate services in Spain must ALSO have a physical address on the territory of the Valencian Community! (to which Alicante belongs). Likewise, a real estate agency in Murcia, Malaga, or Mallorca, selling real estate in the Valencian Community, must have a physical address in the territory of the Valencian Community!

API professional association
In addition to being registered in the aforementioned mandatory registration of the Comunidad Valenciana, our company is also a member of the API Professional Association (Agentes de la Propiedad Inmobiliaria) – APISPA_00592. This is an associated network of real estate professionals that has been active in Spain for many years, and associated with the aim to ensure best practice, ethical business practices and secure transactions in the real estate industry.
Our company is registered in this association through the Asociación Nacional de Agentes Inmobiliarios (ANAI), and this registration, in addition to the aforementioned legal obligations for registration, imposes further checks and requirements that members must comply with:

What are the benefits to our clients of being a registered real estate agent and being part of API?
Registered brokers must meet the following requirements to accredit their professional training and activity, as well as their solvency:
API trade association requires:
- All members must pass an exam, which shows that the broker has the experience and knowledge necessary to work in the real estate sector. This is a separate exam, separate from the 220 hours of training followed. Our manager passed the test with flying colors for this too.
- All members must adhere to a comprehensive Code of Ethics, which includes ethical and professional requirements.
The registration as a real estate agent in the Comunidad Valeniana requires that all agents can demonstrate:
- Have received training to access the registration and update this training annually so that agents are aware of the regulations.
- Have a publicly accessible establishment with associated permits, licenses and tax records.
- Have insurance that guarantees customers' deposits with a minimum amount of €60,000.
- Take out professional liability insurance for liability resulting from professional negligence with a minimum of €600,000.

Regulation regarding registration as an approved broker - API member
Until 2022, working as a real estate agent in the Comunidad Valenciana (the regions of Alicante, Castellón and Valencia) did not require any special qualification or guarantee towards clients.
In 2022, the regulation was approved and stipulated that all real estate agents operating in the Comunidad Valenciana must be registered by August 2023 at the latest in order to continue to operate legally. This regulation aims to protect customers (both sellers and buyers) and to ensure professional practice and safe real estate transactions.
